A MARKET THAT KEEPS MOVING

The property market feels as though it is changing almost week by week at the moment, a little bit like the weather.
Buyer confidence is understandably a little fragile as we approach the Budget, and with plenty of property available, buyers have more choice and less urgency. That can make the market feel frustratingly inconsistent, one house attracts a flurry of interest, while another, equally good on paper, takes longer to find its buyer.
A quieter market does not mean an inactive one.
Behind the scenes, we are constantly reviewing new listings, price changes and competing stock, speaking to registered buyers, revisiting previous enquiries and looking for opportunities to create fresh interest.
In a market like this, a property cannot simply be launched and the strategy left untouched.
That does not mean the answer is always a price reduction. Sometimes it is about patience. Sometimes it is presentation, photography, renewed exposure or a different marketing angle. Sometimes it is simply about repositioning a property as the competition around it changes.
The important thing is to keep listening to what the market is telling us.
The good news is that there are still good buyers out there. Motivated, financially prepared and ready to move when the right home comes along. They are simply being more selective.
So, while the market may be tougher, it is far from inactive.
Well-presented homes, sensible positioning and a proactive approach are still producing results. Equally some good properties are still selling off-market to committed buyers. In a constantly moving market, the key is to stay responsive, realistic and ready to adapt.
